Preventing Air Conditioner Problems: The Air Conditioner Tune Up

In the last article we learned the Seven Benefits of getting an annual tune up for your air conditioning system.  This time we will look at what is involved, and in so doing we will increase our confidence in the process and recognize its great value.

First of all, keep in mind that not all of the procedures are performed, but all checks are made. For instance, if the check discovers that the bearings are well lubricated, then further lubrication is not necessary or even desired.

The air conditioning system is under the most stress in its “start-up” condition.  Because of this the system starting capabilities are high on the list of things checked. The system starting and running capacitors are integral to the starting system, so their value as compared to spec, and performance under full load is tested. If the dialectic in these capacitors is breaking down it can usually be detected during these two tests. If the breakdown is occurring, the guilty capacitor must be replaced.

There are a few safety and preventative measures that are done, like inspecting and adjusting all safety controls and applying a weather resistant protective coating to the outside unit (condenser unit).  Apart from these, the work done falls into one of two categories: 1) Functional Testing and 2) Cleaning.  Functional Testing is further broken down into three sub-categories as follows: A) Mechanical, B) Electrical, and 3) Operational. We’ll begin with the functional testing and then move on to the cleaning.


1) Air Conditioning Repair Arlington : Preventing Air Conditioner Problems: Functional Testing

A) Preventing Air Conditioner Problems: Mechanical Testing

To prevent excessive motor and bearing wear in the condensing unit it is important that the unit is clean and level. These are checked and noted.

Of course, the motor, fan bearings, and other moving parts need to be well lubricated. This is checked and lube is added, if necessary.

The operating temperature of the fan motors and compressor greatly affects the wear and tear on these parts. These temperatures are checked against the specified values and they are noted. If the temperatures are above the norm, it could indicate a problem. Once all tests have been made, your technician will be better able to determine if preventive action needs to be taken.

Your technician will then test all controls, switches, relays, transformers, contactors, motors and fans for any abnormalities.

B) Preventing Air Conditioner Problems:  Electrical Testing

First the technician will verify that all electrical connections are sound. If wires work loose due to vibration of the system, temperature changes in the outside unit, etc., those connections become more resistive in nature.  This higher resistance can cause the electrical components of the system have less voltage available, and run less efficiently. This simple test alone can save you money and increase the life of your units.

The technician will then check all the cooling system wires, connectors and terminals. Worn or decomposing insulation on the wires can allow a short circuit to occur. This condition is a dangerous one and could cause a shock hazard or even a fire.

The starting system and running voltages and currents will be tested, as will the various control voltages. System efficiency is what is being checked here. The data points from these measurements also give an indication of the extent of wear and tear that has occurred in your system.

C) Preventing Air Conditioner Problems:  Operational Testing

When you think about it, Air Conditioning is all about air flow and cooling capability. Your technician will take readings to see if you have proper airflow and air delivery. A sagging duct in the attic can really alter the air flow and delivery in your system. Sometimes the duct actually breaks apart due to the high change in pressure of the air in the system “kicks on”.  Some building contractors use lower quality ducting in order to save money. The duct work is not as visible as, say, a low quality door or window casing. Your technician will be able to spot these kinds of air conditioning problems. This is another easy to fix, and low cost remedy that can save you a phenomenal amount of money each month.

Refrigerant pressure and temperature are very important to a properly running AC System. The technician will pay close attention to these.

Without going into too much detail, here are two facts that should help you understand the importance of our next test. The refrigerant must be in the liquid state when it leaves the condenser and in the gaseous state when it returns to the compressor. Without these two conditions, the air conditioning system would not work. Heating causes the refrigerant to change to a gas and cooling causes it to change to a liquid. The AC System must accomplish both these tasks.

With these two A/C facts in mind, you can figure out what the terms sub-cooling and super-heating are, and their importance to a well-functioning air conditioner system. The technician is keenly interested in these two conditions and will check to see that they are well within specification.

The Freon metering control device may need to be adjusted and that is checked and adjusted, if needed.

And, last of all, your whole system is tested for proper production and capacity.


2) Air Conditioning Repair Arlington: Preventing Air Conditioner Problems:  Cleaning

This is the part of the Tune-Up that most people are familiar with. The air filter is checked for proper air flow. This is something you should be doing once every month, but things come up and sometimes months pass without cleaning it. This is one thing that you have total control over! Just keeping a clean filter in the system can greatly reduce the amount of air conditioner problems you have and extend the life of the system as well!

One symptom of not keeping the air filter clean is lint (particulate matter) in the system where the condensation takes place. You may notice water leaking out of your A/C unit in the house. It’s actually overflow of condensate from the drip pan because your drain is plugged up with this lint. Another thing that happens is that the lint collects on the condenser coils and keeps them from doing their job.

These conditions are easily spotted and remedied by cleaning the drain pipes and the condenser coils. In some cases the condenser coils must be chemically cleaned. This is best done if the coils are removed and cleaned outside.

Your technician will clean and inspect the evaporator coil and drain pan, if readily available as part of the tune-up, but extensive cleaning is an extra charge.  He will clean and inspect the condensate drain lines and fittings.

The blower motor and fan assemblies are an integral part of the air conditioning system even though the blower is actually part of the furnace. The technician will adjust and clean these components as part of the air conditioner tune-up.

Last of all, the small component we all associate with the air conditioner control unit, the thermostat is cleaned and calibrated. If your thermostat is of the older “analog” variety it is important that it is level also. Your technician will take care of that for you. You may consider switching to a new digital thermostat. They give much more even and consistent cooling. And the programmable units can save you even more money on your utility bills.

Your technician will give you a detailed report if you desire. He will let you know of any concerns he may have about your system and he will give you any recommendations he may have.

Most times, if you get a tune-up every year and you are faithful to change your air filter each month, you will have no problems. You will have a long and uneventful relationship with your Air Conditioning System.
